We were extremely pleased with Number 31. The owners were very personable and made our stay very enjoyable. The breakfasts were delicious and very filling. We didn't need lunch! We received a personal touch that you don't often find when traveling. Upon arrival, we were greeted with coffee, tea and cookies while waiting a short time for our rooms. the rooms were large, comfortable and nicely appointed. The price was a little more than I am used to paying but well worth it. Our visit was great.

I spent a fantastic week end there. The owner and staff are very welcoming and I ate one of the best breakfasts in years. From the very first moment, everything was done to make me feel like at home. Good location too. If I ever go back to Dublin (hope so), I will definitely be staying there.

Our first two nights in Ireland were spent at Number 31. What a fantastic entry into a country as a result. The owner couldn't have been more welcoming and generous and his staff were cheerful and more than willing to go out of their way to make our experience top notch. We agree with Rick Steves comment in his 2011 Ireland travel guide, that Number 31 is worth breaking the bank and booking a stay. It was a fabulous entry into the country and we couldn't have been happier!

Everything was fine especially the breakfasts, the friendliness and helpfullness of the staff and location. Unfortunately our room was on the top floor which made access a little difficult for us but we coped and kept fit as a result. It was the most expensive guest house /hotel that we stayed in during our holiday and on balance given its location the room facilities, and the brilliant breakfasts, just about worth the extra.

Number 31 is a wonderful find! Love the warm, friendly and relaxing atmosphere. It felt like Noel had invited us into his home. He and his staff greeted us each morning as we enjoyed our delicious breakfast of scrambled eggs and smoked salmon, our favorite. It's a lovely 15 min. walk through St. Stephen's Greens to Dublin center. It was just perfect!

The staff is friendly. The host is charming. And both are helpful. The architecture of the townhouse where the bedrooms are is beautiful. The interiors are clean but a bit spare and the lighting and layout of the modern and expensively fitted-out bathrooms could be better. The breakfast each morning was generous and delicious. This is not really a bed & breakfast or a hotel, but the best of both. The location is just outside of the town center and price was reasonable.

When we are living far from home, or even when we're traveling abroad, there are times that we need to feel at home. That's the reason why not only we chose to go to Number 31, as it is the reason why I will recommend it for all people that I know that are traveling to Ireland. We found in this guest house all the hospitality and the warm that we needed. Not only all the staff that received us was awesome, making us feel as we could and should feel at home, as the breakfeast, the organisation of the bedroom, the location, etc, made us have a great time at Dublin and a perfect rest. I shall recommend that place not only as a good guest house, but also as a great place to recover the charges when we are in need. We hope to be able to get back soon to have a taste of the greatest red fruits and pottage we have ever had.

We enjoyed our accomodations at No. 31; our superior room was spacious, clean and comfortable; thje garden courtyard is lovely; the breakfast dining area, particularly the sun room, is charming; breakfast was very good. The architectural history of the building is noteworthy. Linda, the property manager, was helpful and knowledgeable.

We arrived at Number 31 just after 10 a.m. after a gruelling overnight flight from Canada, and we were greeted with warmth, a room (it was ready!) and an offer of breakfast — the first of many delicious breakfasts we enjoyed in this architecturally delightful hotel (old Ireland meets modernist design). I wouldn't stay anywhere else.

It was our first meeting with irish people and we were so surprised about the warm welcoming with a big pot of loose tea (one of the only, we got during our 3 weeks stay in Ireland), all the explanations about where to go in Dublin were very helpful. The breakfast was just delicious and we enjoyed the possibilities to talk to different interesting people. We will recommend the Nr. 31 to all our friends.

My friend and I stayed at Number 31 in June 2011. It was my first trip to Ireland and I wanted a "gentle" first few days in Dublin while enjoying the city's "Old World" ambience. Number 31 gave us all of that and more. I was greeted warmly by our host whose friendly and generous attention continued throughout our 3 day stay. The hotel staff were equally warm and attentive. Our room was very comfortable; large, open, airy with a cosy sofa and easy chair to relax in after a long day of exploring. An additional lovely touch was a full breakfast in the conservatory. A Great way to start the day. Even in the rain I enjoyed the courtyard garden. Noel and his staff provided exactly the easy entry into the delights of the city that I was looking for and I appreciated being within easy walking distance of so many main attractions. I recommend Number 31 highly. Thank you to all at the hotel for making my introduction to Dublin so pleasant.

Best breakfasts on the sweetest sun patio, host is welcoming and helpful, our room was on the street with traffic noise a bit on the loud side but just bring earplugs to solve that. What a wonderful experience upon reaching Dublin! Noel, the owner, is a gem and goes completely out of his way to make sure you are so welcome...helpful, funny, charming ....and ....and ...we were there for only a night, but would only stay there when we return! The room was fine, but the ambience is the best!...super breakfasts...Deidre, his wife, is a doll too...we adored all the other guests as well...tea in the afternoon and a fire waiting for us when we returned from a hard day of sightseeing...oh my...it was simply delightful...Noel is also a wealth of information on the entire country and was helpful in making sure we did all the right things while in Dublin and on our way to our next stop...a gem of a place!

We spent a wonderful weekend at Number 31 to celebrate our wedding anniversary. Our room was stylish and welcoming, as were the lounge, breakfast room, and garden. Breakfast was terrific, and our fellow guests were a real pleasure. Noel was a gracious and informative host, and the entire staff could not have been more friendly or helpful.

Number 31 is my home in Dublin. I wouldn't think of staying anywhere else, and I always drag my friends there. Of course, they fall in love with it too and want to stay there each time they come to Dublin. Noel and his staff truly care about their guests in the most lovely Irish way. There is nothing they won't do to make you feel welcome, comfortable and at home. Thank you Number 31. Until the next time I am home, take care! (This review has been edited) |

We stayed here for the last day of our Honeymoon, the breakfast was great! Everyone was very nice and the place seemed very casual like you were one of the locals. It was secluded from the other hotels in Dublin, which is what we were looking for. Thank you for the wonderful experience!

Dear Noel and Linda,
Thank you for your warm and sincere hospitality. Every aspect of our stay exceeded our expectations. Both of you went beyond what is typical to meet all of our needs and wants.
Noel and Linda, both of you should be teaching classes to hotel managers and hotel management students.

My family and I strongly recommend Number 31 as a bed-and-breakfast hotel in Dublin. The rooms are comfortable, the location excellent, and the staff friendly and courteous. The proprietor was extremely helpful with suggestions on what to do and where to go in Dublin. I would definitely stay there again.

The accomodations at Number 31 are lovely: the beds are comfortable, the in-room amenities thoughtful, the entire place spotless. The public areas are lovely, and the breakfast is the best in Ireland and beautifully presented. But what really shines is the service. Noel is the epitome of a gracious, welcoming host and his example is followed by the entire staff. Take his advice on what to see, do, and eat in Dublin, and you won't be sorry! When we booked, we thought this would be a "splurge" but we left feeling like we got a fantastic value.

The accommodations were wonderful, and Noel is just the best! I felt so cared for! The breakfast is just perfect . . . it will exceed your expectations. The bed was very comfy, I enjoyed watching a bit of Irish television on the nice tv. And Noel went out of his way to be sure that I had a map, some instructions on what to see, and suggestions on where to eat dinner. Very nice experience.

Could not have been more pleasedl Our room was beautiful, bathroom elegant with really great shower, the common space was perfect for meeting friends and enjoying tea/cookies (provided by staff!) and the breakfast area so pretty and fresh with truly amazing food. We loved our stay at number 31. Everyone who worked there was so helpful and friendly. The breakfast was delicious with fresh fruit, home baked bread and a cooked breakfast with eggs too! Every afternoon after exploring Dublin we'd go back to the Inn for tea and cookies in the livingroom. Our room was in the Georgian houseroom and was tastefully decorated. It was comfortable and clean, although a bit small. But the beds were cozy and we slept well and were ready for more time out and about Dublin.

The hotel has a pleasent atmosphere, the rooms are beautifully furnished and provide a homely feel. The staff is exceptionally friendly, service is excellent as is the breakfast.
I would like to give two minor suggestions: The air in the room is competely dry and I felt dehydrated the first morning. I then put wet towels over the radiators, which helped. However, this is not an optimal solution. A small water containter attached to the radiator would suffice to humidify the air.
The bathroom provides neither hooks nor shelves to put one's washbag.

No matter where we may be traveling in Ireland, we always make sure to fly in or out of Dublin so that we can spend at least one night at Number 31. It's a home away from home. Noel is the warmest host and down to the very smallest of details, he does everything to make sure that your stay is perfect. Everyone at Number 31 is welcoming, the rooms tastefully elegant, the food excellent, and the atmosphere reflects the warmth of the proprieters. It does indeed feel like a trip back home.

We had a great stay, though too short!! Hospitality was fabulous and we felt as cared for as if we had planned a stay of three weeks instead of just one night. the proprietor and all the staff seemed to exist solely to attend to us, even though the hotel seemed quite full. This hotel is THE reason that we will come back to Dublin for a longer time next visit. So friendly and warm and so concerned that we have a great time--wonderful food too! The physical accommodations were elegant, comfortable and clean. Great marble bathroom!

I stayed at Number 31 on a flying visit to Dublin. Noel was very welcoming and once he realised we had to hurry straight out he was very efficient showing us our room and explaining how to get back in. We had a very comfortable night, lovely big bed, crisp clean linen and nice shower in the en suite. Breakfast lived up to its 'award winning' billing! I had a cooked breakfast followed by a big bowl of stewed and fresh fruits. My partner had the kippers and loved them. Noel offered a second plate, as he seems to do, but we were full to the brim. A very nice, comfortable guest house ran by a friendly couple, Noel and Deirdra have achieved the right balance of non-intrusive hospitality. Will go again.

We loved staying at Number 31: arrived early from London starving hungry, and were immediately ushered into the light, airy breakfast room (there's also a very attractive conservatory) and fed magnificently. Beautiful room (and oh! a comfortable bed) in a beautiful house, all a short walk from St Stephens Green. And Noel and his staff could not have been more friendly or helpful. I would highly recommend staying here to anyone visiting Dublin to enhance their trip to this lovely city. And we will definitely be returning!

Noel we had a great stay and No.31 and would definitely return. Just two things, one of which was outside of your control, first as we had to leave early on our last morning we missed your great breakfasts and it would have been good if arrangements could have been made to have something available, obviously not the full Irish before we went. The other thing which you could not have helped was the number of drunks on the street at 5.00am when we were leaving outside no.31. Might have had soemthing to do with the football game the night before but a couple of them were a bit unhelpful as we were waiting for the cab. Not much you could do about that bit it was a bit noisy that night, otherwise a great stay. Thanks

Location was great. Our welcome from Nigel was wonderful - especially the cup of tea and biscuits and helpful information. Having the facility to leave our luggage after checkout and a place to change before flying home was a bonus. Room was enormous but found it a little dark, especially when some of the power points weren't working so some lights didn't function and neither did the TV! Would like to try a different room another time and would recommend Number 31 but not the room we had.

Number 31 was our favorite place to stay in Ireland. The rooms and public areas are elegant and quiet, the breakfast is spectacularly good, and the location is just right- close to everything yet away from the crowds. But the best thing about our stay was the hotel staff. We arrived tired and irritable after a difficult drive, and were immediately revived with freshly-brewed coffee and chocolate chip cookies. Noel welcomed us as if we were old friends visiting his much-loved home, and everyone was incredibly helpful - offering everything from pub recommendations to computer access so we could print our airline boarding passes. If you come to Dublin, treat yourself to a stay at this special place.

We really enjoyed our stay at Number 31. Our room was large, clean and nicely decorated. The owner of this small hotel is excellent at customer service. Not only did he let us check in early when we arrived from the airport at the crack of dawn, but he fed us breakfast as well! He was always very pleasant and eager to please us. The breakfast area was clean and very nicely decorated as well. The only negative I can think of are the couch cushions in the lobby - they were in need of replacement. Other than that one small item, we'd highly recommend this hotel.

Number 31 is a beautiful hotel. The breakfast was delicious, setting relaxing and lovely, staff wonderful. Cons - no mirror except bathroom, hairdryer with no nearby mirror. A must -- porters to carry bags up/down stairs. Initial welcome confusing about our rooms.

It was a beautiful room, we received a very warm welcome and the level of service was fantastic. The breakfasts, in particular, were outstanding.
If I had any small negative view of the hotel, there was a slight element of it looking elegant over ease of use. For example, the room was large and very comfy, but there was barely room to squeeze into the shower because of the way the shower door was hung against the large, square sink -- the sink looks marvellous but took up a lot more area than it really neeeded to. And there was nowhere to hang up a towel, presumably because it would spoil the look. But that's just a small quibble and I would very happily stay there again.

A warm welcome was followed by tea and biscuits before we were assisted with our (considerable) baggage into our room. Comfort and style struck us at once. Help was readily given in finding places to visit and convenient transport, as well as options for dinner that evening. The breakfast next morning was to die for : we were away 51 days in total and this was by far the best breakfast we had. Sorry to leave and will definitely be back next trip.

Room was perfect; food was phenomenal. Felt like we got excellent value. Good location -- we were able to walk to most Dublin attractions. We really appreciated the hosts providing us breakfast when we arrived the day before our first night at the hotel, as well as there efforts to get the room ready for us very early that day. Not many hotels would provide such excellent service.

We were overwhelmed with the kind hospitality from beginning to the end. We arrived early and were given breakfast which was very welcome as we had been travelling for some time. We were shown to our room immediately after breakfast and then Noel gave us a brilliant 10 minute chat on the vicinity and the best way to see Dublin. We will definitely go back again. Thanks!

Breakfast was absolutely amazing, with plenty of options to choose from. Our room was spacious and comfortable, and the location was perfect for enjoying the Dublin city center. We were greeted with a tray of tea and cakes, which after a day of travel was most inviting. Then Noel quickly settled us into our rooms, carrying more luggage than a pack mule, after which he became our tour guide, gave us maps and walking instructions to hit all the sites. When we came back to prepare for dinner, Noel had already booked us a delightful dinner reservation. Number 31 should be on everyone's must stay lists, it's more than a place to sleep, best breakfast in all of the 12 days we spent in Ireland and most delightful host.

A true gem of hotels in Dublin. The room supported high ceilings which gave it a comfortable appeal. The bed was extremely large and comfortable making it easy to sleep even with the most fidgety partner. The breakfast was to die for making you want to fall asleep quicker just in anticipation of the meal to come. A short walk to any major attraction in the city including the beautiful St. Stephen's Green. I would strongly recommend a stay at Number 31, you will not regret it. Cheers!

I’m describing Number 31 as "Inn-Credible". This is a place you can trust to have a great stay. We’ve already recommended it to several friends and family members. The room was exceptional and the hosts remarkable. Within the first 10 minutes Noel had told us where to go in the city, recommended where to have dinner and a pint as well as giving us very clear directions to the must-see spots for those with little time. It was just what two first-timers to Dublin needed. He even carried our less-than-light luggage to our room. (Should I be typing that?) Last but certainly not least… the legendary breakfasts! Something for every appetite, but I have to say that the full Irish version… is a MUST. We left fully refreshed and ready to return. We WILL be back. Regards, Tim and Terri - Calgary, Alberta CANADA.

Everyone was very friendly and accommodating, though somewhat rushed. I always felt like we were inconveniencing the owner when we asked him questions. The space itself is lovely, and we enjoyed our room. As vegans, however, we have stayed in several places around the world and are always told we can be accommodated, as promised by Number 31. We were disappointed to have the same breakfast option three days in a row and had to bring our own soy milk. As a chef and cookbook author, I offered several times prior to our arrival (and even when we arrived) to provide suggestions for breakfast options, but noone took me up on it. As a result, our breakfast was the same every day with no variety or creativity. Granted, the sauteed mushrooms were good, but so much more could have been done for us.

The cosiest, most friendly well-kept secret place to stay, we'll go there again anytime back in Dublin. Only minor drawback was long stairs and heavy suitcases, although the latter was 100% our fault. Staff was very helpful and assisted any way they could, and breakfast must be best in Dublin. Ummm...

We had a lovely stay at the Number 31 (albeit very short since we got in late and left early). We were particularly impressed when we left the next morning that the owner, Noel, was kind enough to personally drive our car several blocks in order to show us the fastest way to the highway sinc we were late setting out for Shannon Airport. We thought this was very kind of him and indicative of the wonderful service at Number 31. We would absolutely stay again.

My comment is valid for stay in room 20. A later stay was in room 19. The difference is the street noise level when sleeping with open windows as we are used to do. Room 20 is much quieter. During both stays the level of service was excellent. The breakfast is a dream.

Number 31 was our first stop on our trip to Ireland and throughout the trip remained one of the nicest lodgings we booked. This was a family trip that included 2 small children. Our hosts could not have been more accommodating and patient with them. Our expectations far exceeded what is described on the website. You could not ask for nicer hosts. We would definitely stay here again. The Scofield family.

Everything about our stay at Number 31 was exceptional ... starting with the owner/host Noel Comer. The location was ideal in a walking city; the room was spacious and attractive; the manager, Linda, was warm and helpful; and the full Irish breakfast each morning was yummy (including the specialty cranberry bread). Our stay at Number 31 was one of the highlights of our Ireland Honeymoon. The owners were incredibly generous and kind to us even when we arrived straight from the plane and much too early to check in at any normal hotel. At every opportunity they went above and beyond to make our stay as comfortable as possible. The place itself is lovely, the food was fantastic, and we absolutely cannot say enough good things about how much we enjoyed our stay here.

August 16, 2010
I can't imagine having a better experience than we did at Number 31, where we stayed with our daughters, 11 and 13, in early August. The space was unique, stylish and hip, but still very classy and cozy. The rooms were impeccably clean and the linens were high quality and comfortable. The location of the the hotel is amazing -- so close to the Green and Merrion Square and there is also an off-the-beaten track area just across the canal with several good restaurants and pubs. But the best part of the stay was the personal service and attention given by the owners, Noel and Deirdre. Noel was lovely to my daughters from the start and gave us great suggestions for what to see and what to avoid as first-time visitors. The two breakfasts there were among the best two meals we had over the course of our entire vacation ... (tip: try the mushroom frittata!) When we left Dublin for our trip across the country to County Mayo, Noel insisted on packing us some brown bread and salmon for the journey and gave us another great recommendation for a pub to stop at, halfway. Thinking back, my husband and I both agree that we found a hidden gem in Dublin -- one to which we are sure to come back -- hopefully soon! Noel and Deirdre -- thank you for starting out our vacation so perfectly!

We had a wonderful stay, enjoying the location, wonderful breakfast in the rooftop room, and the comments and advice of our host and hostess. Loved the breakfast choices, especially the stewed rhubarb and mushroom frittatas.
We met an American couple and their two teenagers from Long Island when we were at 31 on August 2, I believe, and the husband had grown up in a home now lived in by a friend in my city of Newburyport, Ma. I would love to get in touch with them, but cannot find their e-mail. Do you feel comfortable sending it to me at kclagett@exeter.edu?

Although we only stayed at #31 for one night - we really enjoyed it. We were very pleasantly surprised to find a warm welcome and a light breakfast and coffee when we thought we would only be dropping off our bags - so nice after a long transatlantic flight with children in tow. The family room was great for the four of us and our children, aged 9 and 12 were very happy for the twin beds. We appreciated the tourist advice, maps, and loved the decor and the garden. Definitely a great first stop in Ireland.

Absolutely fantastic stay. The hospitality was beyond belief, and the breakfast was the best food during our entire trip. Our time at Number 31 was truly a highlight of our vacation.

I enjoyed a lot my stay in this lovely boutique hotel, certainly one of the most charming hotels I have ever visited. From the intimate setting to wonderful breakfast, the I have only compliments to express, except, maybe, that the wifi connection is not free.

the hosts at number 31 were exceptional. they were always very prepared to offer their services in a bright, positive manner. the breakfast is one of the best hotel offerings i have had. the rooms were comfortable, clean and well maintained. my only surprise was that the common areas are not noise friendly, and our after dinner drinks in the reception probably woke half the hotel until we realized there were guests sleeping just off the main room and off the breakfast room. so, if you are prepared to deal with curfew and not too early breakfast hours the place is the nicest in dublin. if you want to bring the late night party back to your hotel, look elsewhere. thanks for a great stay.

We recently returned from our visit to Ireland, which started with a splendid stay at Number 31, enhanced by Noel, our gracious and informed host, and breakfasts not to be matched.

From the moment we entered the wonderful sanctuary of Number 31 and received a warm Irish welcome from Noel we knew we had made the right choice of accommodation for our stay in Dublin. We were offered a cup of tea and a delicious home made biscuit on arrival - what more could a weary traveller want. Our room in the lovely old Georgian style home was very spacious, oppulently decorated and sportlessly clean. The breakfasts were beautifully prepared and presented - made from fresh local produce. My only suggestion for improvement is that the towels were a bit on the 'thin' side.

Number 31 is our home away from home in Dublin. Noel's charm has called us back twice and leaving is always hard, especially our goodbyes to the rhubarb compote and cranberry bread that are plentiful at breakfast. A cozy room, an adorable courtyard, and within walking distance to pubs, shops and St. Stephen's Green. We adore this place and can't wait to get back.

Number 31 is located in an ideal spot for visiting Dublin and within easy walking distance to the main attractions. The hotel is run by friendly and helpful staff and the rooms, while small, are very clean and comfortable. Perhaps the reception area needs updating and refreshing, but that is a small negative that would not prevent me from recommending this hotel to friends and family. BP

Hard to trump what has already been said about this place, but I'll try. This place is a treasure. The accommodations are beautiful, clean, well designed and decorated, and intriguing. The location was great. It felt like we had discovered a secret, hidden gem (although obviously it isn't a secret as I found it online as the 3rd most highly rated hotel in Dublin).
But above all of this, we were most impressed and delighted with the personal, friendly treatment we were given by Noel, the owner. He spent almost an hour with us when we checked in, showing us maps of Dublin and Ireland, learning of our interests, recommending things to do, people to meet, etc. It was like talking with an old friend. We discussed politics, religion, and all kinds of stuff as if he was family. He's an incredibly warm, kind person who is a delight to get to know.
The service in the hotel is incredible. We usually stay at 5 star hotels, sometimes in $700/night rooms, but at those places you're nickel and dimed to death. Everything is an extra fee. Noel and his staff at number 31 bent over backwards to give you whatever you wished. At breakfast, they'd make you anything you wanted. We called the desk late one night and they brought up tea and biscuits for two (up 75 stairs to our room at the top). They have a decent collection of movies you can borrow for free. etc, etc, etc
There is no place I'd even dream of staying at next time I'm in Dublin. I can't wait to see Noel again and resume our discussions.

Thanks so much to Noel and everyone at Number 31 for the wonderful hospitality! I had heard of the hotel's excellent reputation, but my expectations were exceeded. I enjoyed my stay immensely. Great location, spacious room, amazing breakfasts (especially the mushroom frittata - absolutely delicious), friendly and helpful staff, and so many lovely touches like the peat fire in the lounge. I can't say enough. I hope to return to Dublin in the not too distant future, and when I do I'll be very pleased to return to Number 31.
All the best,

Staying at #31 was an extraordinary travel experience; we were made to feel rightat home from the moment we arrived in our jet-lagged condition! Noel and his wife Deidre
make you feel as if you are staying in a good friend's home. The rooms are spacious, elegant, and comfy; breakfasts are gracious; Noel is always available to help with any aspect of your visit to Dublin. A truly wonderful find!...

I have now stayed at #31 for a total of 14 days over 2 different trips. The rooms are spacious, well appointed, and immaculate. The gardens and public spaces are comfortable and warm. The location near St. Stephen's Green is perfect for the tourist. And the Irish breakfast is the best in Ireland. But what I will miss most is the warm Irish welcome I received each and every morning by Noel and the entire staff. A very professionally operated B&B that I can recommend without any hesitation.

We had a wonderful time at Number 31, our first encounter with Irish hospitality. It's like being at home away from home. Ideal location, walking distance from major sites, restaurants, the lovely canal. And, last but not least, a special mention to the glorious breakfasts and the incredible atmosphere that is overall created at the house, and the wonderful hospitality of Noel. So, if in Dublin, I strongly recommend this hotel, and will certainly return.

We arrived at No. 31 after a long journey and were met by the extremely convivial host Noel outside who took our bags and parked our car. We were immediate made to feel at home and were served a coffee and cake. Noel then proceeded to give us a quick overview of the surrounding hostelries, recommended a few restaurants and booked us a table nearby within a few minutes, no mean feat on a sunny Saturday evening. The room was beautiful, the welcome effusive and the breakfast legendary all in all quite the best place I’ve stayed in a city sometime known for high prices and low service. No. 31 offers the exact opposite and we will be returning soon.

Noel could not have been kinder. He greeted us with such warmth and welcome and managed to brighten up a cold, rainy, dreary day. He immediately brought us a tray of coffee/tea and delicious breads. What a treat!
Our rooms were quiet and comfortable and breakfast was lovely.
